Who we are
This Privacy Policy explains how Mudrick Mortgages handles your personal information. Mudrick Mortgages is the trade name used by Jeff Mudrick (Mortgage Agent Level 2, Licence #M21001275) and Emily Mudrick (Mortgage Agent Level 1, Licence #M26000497), licensed in Ontario under BRX Mortgage Inc. (FSRA Brokerage Licence #13463). When you use this website, contact us, or apply for a mortgage through us, we collect and use information about you. This policy describes what we collect, why, and what choices you have.
We follow Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA), and the FSRA Code of Conduct for mortgage brokers and agents.
Information we collect
We collect personal information directly from you, automatically when you use our website, and occasionally from third parties such as lenders, credit bureaus, and referral partners (with your consent or where permitted by law). The categories include:
- Contact information: name, email address, phone number, mailing address.
- Financial and mortgage information: employment and income details, assets and liabilities, credit history and credit score, banking information, source of funds, property details, and other information needed to evaluate a mortgage application.
- Identification information: date of birth, government-issued ID, Social Insurance Number (used only where legally required), occupation, and immigration or residency status when relevant.
- Communication records: emails, text messages, call notes, and meeting summaries we exchange with you.
- Website usage data: IP address, device and browser type, pages viewed, time on site, referring URL, and similar analytics data collected through cookies and tracking pixels.
We only collect what we need for a specific purpose. If you choose not to provide information that is required for a mortgage application, we may not be able to complete it.
How we use your information
- To respond to your enquiries and provide mortgage advice.
- To prepare, submit, and manage mortgage applications with lenders on your behalf.
- To verify your identity and meet our anti-money-laundering (FINTRAC) and Know-Your-Client obligations.
- To communicate with you about your file, your mortgage, and renewal or rate-change opportunities.
- To comply with legal, regulatory, and audit requirements imposed by FSRA, FINTRAC, the Canada Revenue Agency, and other authorities.
- To improve our website, content, and services through analytics and aggregated reporting.
- To send you marketing communications about products and services we think you may find useful, but only when you have given consent. You can withdraw consent at any time using the unsubscribe link in any email or by contacting us.
Who we share your information with
We do not sell your personal information. We share it only as necessary for the services you have asked for, and only with parties bound by privacy obligations:
- Lenders, mortgage default insurers (CMHC, Sagen, Canada Guaranty), and lawyers involved in arranging or closing your mortgage.
- Credit bureaus such as Equifax and TransUnion, with your consent, to obtain a credit report.
- Service providers we use to run our business, including software platforms for client management (Finmo, Velocity, Filogix), email and document delivery (Resend, Google Workspace), and website hosting and analytics (Vercel, Google Analytics). These providers are contractually required to protect your information and use it only for the services they provide to us.
- Regulators and law enforcement where required by law, court order, or regulatory request.
- Successors in interest if our brokerage is reorganized or transferred. Any new entity will be required to honour this policy.
Where your information is stored
Your information is stored on servers in Canada and the United States. Some of our service providers, including those listed above, process and store data in the United States. When information is stored or processed outside of Canada, it may be subject to the laws of that country, including lawful access by foreign authorities. We choose providers that maintain industry-standard security and contractual privacy protections.
How long we keep your information
We retain your personal information for as long as needed for the purpose it was collected and for an additional period required by law. For mortgage transaction records, FINTRAC and FSRA require us to keep records for at least seven years. After the retention period, we destroy or de-identify your information.
Cookies and website tracking
This website uses cookies and similar technologies to remember your preferences, measure traffic, and improve performance. We use Vercel Analytics and Google Analytics to understand how visitors find and use the site. You can disable cookies in your browser settings, but some features of the site may not work properly.
Your rights
Under PIPEDA, you have the right to:

- Ask us to correct or update inaccurate information.
- Withdraw your consent to our use or disclosure of your information, subject to legal and contractual restrictions.

No system is completely secure, so we encourage you to use strong passwords and to share sensitive information only through the secure channels we provide.
Children
This website is not directed at people under 18, and we do not knowingly collect personal information from minors. If you believe a minor has provided information to us, contact us and we will delete it.
Changes to this policy
We may update this Privacy Policy from time to time to reflect changes in our practices or in the law. The “Last updated” date at the top of the page shows when the most recent change was made. Material changes will be announced on our website.
